VA Construction Loans Explained: Build Your Dream Home with $0 Down

For many veterans and active-duty service members, buying a move-in-ready home isn’t always the dream. Sometimes, the real dream is starting fresh — designing and building a home that fits your life from the ground up. That’s where a VA construction loan comes in.

A VA construction loan is a short-term loan that covers the cost of building your new home. Just like a traditional VA mortgage, it’s backed by the Department of Veterans Affairs and available to qualified veterans, active-duty service members, and some surviving spouses. What makes it appealing? No down payment requirements and competitive terms — a huge benefit for those who have served.

Here’s how it works:

  • Loan setup: You’ll close on the construction loan before building starts. The funds go into escrow, and your builder is paid as the project moves along.

  • During construction: Payments aren’t due until the home is finished. The builder typically covers the interest and inspection fees during the build.

  • After construction: Since this is a short-term loan, you’ll need a permanent mortgage. Some VA construction loans are “one-time close” loans that roll into a VA mortgage automatically, while others are “two-time close,” meaning you’ll close once for the construction loan and again for the mortgage.

To get started, you’ll need:

  1. A VA Certificate of Eligibility (COE).

  2. A VA-approved lender who offers construction loans (not all do).

  3. A licensed and insured builder who’s willing to work with VA loan requirements.

Credit requirements are set by lenders, but most look for at least a 620 credit score. While no down payment is required, you will need to pay the VA funding fee (unless exempt).

These loans aren’t as common as standard VA mortgages, so it may take some research to find the right lender. A good mortgage broker can also help connect you with options.

Bottom line: If you’re a veteran or active-duty service member and want to build your dream home instead of buying an existing one, a VA construction loan could be your ticket to making it happen.
