Buying a home is exciting, but if you’re considering something other than a single-family house, you’ve probably seen both condos and townhomes pop up in your search. At first glance, they can seem similar — both offer lower-maintenance living and community perks, but there are key differences that can affect your budget, lifestyle, and long-term goals.
Let’s break it down so you can make a confident choice.
What Is a Condo?
A condominium, or condo, is like an apartment you own. You typically own the interior of your unit, while the building structure, land, and shared spaces (hallways, gym, pool, parking, etc.) are owned collectively by all the residents through the Homeowners Association (HOA).
Advantages:
Lower Maintenance: The HOA usually takes care of exterior maintenance, roof, lawn care, and snow removal.
- Lower Insurance Costs: Because you own only the interior of the building insurance costs can be less than a single family or townhome. Check with your insurance rep for pricing.
Amenities: Many condos offer perks like pools, gyms, and clubhouses.
Lower Purchase Price: Because of the higher costs of the HOA, Condos often cost less than townhomes or single-family homes in the same area.
Lock-It Up-and-Leave Lifestyle: Perfect for busy professionals, frequent travelers or homeowners who don't want to deal with the upkeep of the homes exterior or mowing.
Disadvantages:
Monthly HOA Fees: These can be high, especially if amenities are extensive.
Limited Control: You’ll be required to follow HOA rules on exterior requirements, (grills, plants, flags, etc) and sometimes even pet restrictions.
Shared Walls: Like apartment living, depending on your location in the building, you could have units on all 4 sides so noise can be a factor.
What Is a Townhome?
A townhome is a multi-level home that shares one or two walls with neighbors but usually comes with a small yard or patio. Unlike condos, you typically own both the inside and the exterior (including the roof and sometimes the land underneath).
Advantages:
More Space: Townhomes often feel like small single-family homes with multiple levels and private entrances.
Lower HOA Fees: Because you own the exterior, HOA fees are usually lower and cover less (like common area landscaping).
More Privacy: Fewer shared walls and more outdoor space.
Disadvantages:
More Responsibility: You’ll likely be responsible for roof repairs, siding, lawn care (unless HOA covers it), and insurance on the exterior.
